Start by thinking about what style home you may want and does land size play a factor for you. You might want a 2 car garage and a fireplace. Think of what you would like in your soon to be home.
Contacting a professional will let you see what you can afford for a home. They will ask a series of questions and some additional paperwork. Once this process is done you will be on your way to home buying.
The fun part! By now you might be in and out looking at homes or possibly have had the sellers accept your offer!
Have an attorney review documents for the sale of the property and both parties must sign. Attorney will take down payment and deposit in to escrow.
The home inspection process is often but not always performed at the time of the sale of the home. A certified home inspector is a professional who will conduct an inspection of the general condition of the home. A good home inspection will assist a buyer in understanding exactly what they are about to acquire.
Every home buyer has their own priorities when choosing a mortgage. Some are interested in keeping their monthly payments as low as possible. Others are interested in making sure that their monthly payments never increase, and still others pick a loan based on the knowledge they will be moving again in just a few years.
The lender will order an appraisal. They are almost always required when a home loan is used. The appraiser will visit the property and compare it to recently sold homes in the area to determine its value. The lender wants to know if the house is worth what the buyer has agreed to pay for it.
There is a ridiculous amount of paperwork when you are buying your home. The lender will coordinate with the title company to handle all of the paperwork to make sure the seller is the actual owner of the home you are buying.
Shop around! Coverage, policies and cost will vary among insurance carriers so get several quotes. Doing your homework will save you in the long run.
Almost there! This is one of the last steps basically confirming that the house is in the same condition as when the offer was accepted.
All necessary repairs have been completed.
Everything that was included as part of the sale is still in the home.
The house is in the same condition as when the offer was accepted.
LAST STEP!
Grab your lucky pen because you will be signing what feels like all day. Realistically a closing should take about a hour from start to finish. Guess what, you are walking out with keys and you have successfully bought your home!
Contact and switch all utility companies over in your name. Also, apply for all eligible tax deductions you may receive.
I don’t even need to say this, but now is the perfect time to throw a house warming party. You may be tempted to wait until you’re completely done moving in but you don't have to. Enjoy with friends and family as it is a great celebration.
